  • This access statement does not contain personal opinions as to our suitability for those with access needs, but aims to accurately describe the facilities and services that we offer all our guests/visitors.
  • 4 Orford farm cottage is a newly renovated and refurbished 3 bedroom holiday cottage. The cottage is situated on a small private farm estate surrounded by fields and views of the stunning Lincolnshire Wolds.

  • The cottage has 2 double bedrooms and a single bedroom sleeping 5 adults or 4 adults and 2 children all upstairs in the cottage.

  • There is a cosy lounge, open plan kitchen and stunning orangery conservatory on the ground floor all on one level.

  • There is a family bathroom with step in shower and roll top bath and a downstairs toilet. We look forward to welcoming you.

  • Full directions are provided for all guests prior to their stay with us. The post code for the property is LN86HW which can be typed in to most route finder sites on line to give directions to Orford road or any Sat Nav.
  • The nearest bus stop is at the Binbrook C of E primary school on Orford Rd which is a 10 minute walk from the cottage. From here you can access Grimsby, Lincoln, Louth and surrounding villages.
  • The nearest train station is Market Rasen 8 miles away or 15 minutes by car or taxi. Trains go to Grimsby, Lincoln and Newark (Connections to London Kings cross).
  • The private road to the cottages is partly tarmac and partly gravel drive which is uneven in places.
  • We can arrange for your shopping to be delivered in time for your arrival if you wish or this can be done via the main supermarket on line shopping. Home cooked meals are available for pre-order and will be waiting for you in the fridge for your arrival.
  • The key can be collected from the cottage key safe by the front door. The code and arrival instructions will be sent to all guests prior to their arrival.
  • Parking is available right in front of the cottage for at least 2 cars. The parking is on gravel and is level with the paved area to the front door.
  • The area is well lit with motion sensor lights by the front door and large floodlights for the driveway.
  • The front door is 830mm wide.
  • There is a small step from the paved area into the cottage.
  • The floor covering of the hallway is tiles.
  • The hall stairs and landing are well lit with halogen downlighters and wall lights.
  • The hall floorcovering is tiles, the stairs and landing are short pile carpets.
  • The staircase to the first floor has 12 steps. the staircase bends round but is newly fitted to comply with building regulations and has handrails on one side.
  • The lounge is situated on the ground floor off the hallway.
  • The door opening is 750mm.
  • The room has a 3 seater and 2 seater leather sofa with scatter cushions.
  • Furniture can be moved.
  • There is a widescreen TV with remote control, subtitles.
  • Lighting is provided by ceiling pendant, floor lamp and table lamp. There is plenty of natural light through the dual aspect windows and french doors to the orangery.
  • The flooring is short pile carpet.
  • Access to the orangery is via 2 french doors and the flooring is level and leads to the tiled floor into the conservatory.
  • The dining room is on the ground floor in the orangery with level access from the lunge via french doors or via the large bifold doors with small door plinth from the kitchen.
  • The door openings from the kitchen with the bifolds fully open is 3m. From the lounge with both french doors open it is 1.5m.
  • The dining table seats 6 with 3 chairs on one side and a bench on the other. There is free space around the table.
  • The chairs and bench can be moved as can the table. the chairs have padded seats with no arms. the bench is wooden.
  • Lighting is natural daylight from the glass roof and bi fold doors onto the garden. At night there are wall lights and a large ceiling light with edison style bulbs.
  • Flooring is tiled and level with the kitchen tiles and lounge carpet.


  • The kitchen is on the ground floor with step free access from the hallway.
  • The kitchen is reached from the hallway with no doorways.
  • The oven is fitted below the hob and has a drop down door.
  • The hob is 920mm above the floor.
  • The worktop and Belfast sink is 900mm above the floor
  • The fridge freezer highest shelf is 1570mm and lowest drawer is 400mm from the floor.
  • Glasses and crockery can be moved to lower cupboards if required.
  • The 3 bedrooms are situated on the first floor with access from the staircase. All bedrooms have a step to access them from a small landing.
  • The doors are 700mm (mater bedroom and bathroom), childrens room 750mm wide and 2nd bedroom 650mm wide.
  • The height of the beds is 550mm for the kids and 2nd bedroom and 600mm in the master bedroom.
  • Lighting is via daylight from the window and ceiling pendant lights and bedside lamps.
  • The flooring is short pile carpet and there is a contrast between the flooring and skirtings.
  • 2 bedrooms have flat screen TV's with remote control and subtitles.
  • The main bathroom is on the first floor.
  • It is accessed va a small step from the landing.
  • The shower is accessed via a step into the cubicle.
  • The toilet is 560mm high.
  • The sink is 900mm high.
  • The bath is a free standing roll top bath which is 600mm high.
  • The cottage has a paved area at the rear accessed from the orangery via a small step over the threshold of the bifold doors.
  • The patio is large and has a table and 2 rattan sofas with extra stools and footrests.
  • The rest of the garden is laid to lawn with gravel paths and borders.
  • There is a wooden garden bench on the lawn.
  • Trained assistance dogs are welcome.
  • All areas if the cottage have good colour contrast between the floor, doors and walls.
  • Walls are light in colour with white door frames and skirtings.
  • The mobile phone reception is good for most networks.
  • The nearest hospital with A and E is The County Hospital at Louth is the nearest NHS Hospital and is a constituent section of the Lincolnshire NHS Trust. There is a 24 hour 'Walk-in' service for emergencies. There is also the 'Diane, Princess of Wales Hospital' in Grimsby. The major hospital is in Lincoln, 25 miles away.
  • Medical centre: There is a small medical centre in Binbrook for all medical support. It is manned on a daily basis with 3 GPs and supporting staff. Surgeries are held at advertized hours during the week, but weekends and night times are covered by NHS Direct.
  • Dentists: There is a NHS dentist in Market Rasen who is currently accepting new patients.
